SM reports 'strong interest' for luxury property amid economic headwinds

Signature Development Corp., the luxury property arm of the SM Group, on Wednesday said demand for its Susana Heights Village project in Muntinlupa City remains resilient, even amid the ongoing economic pressures.

The company reported “strong interest” from the relaunch of inventory lots in November 2025, particularly for buyers looking for larger lot-only properties. The company offers lots from 500 to 900 square meters.

“We continue to see strong interest in premium, low-density developments despite broader macroeconomic headwinds,” SM executive vice president and Signature Series Group head Jose Juan Jugo said in an emailed statement.

This comes as property developers have been hesitant to start new projects amid the conflict in the Middle East, with the smaller properties, particularly condominiums, estimated to take 31 months to sell.

According to SM Prime Holdings Inc., the Signature Series is set to start the redevelopment of the Susana Heights Village in the third quarter of the year, with a focus on common spaces.

The first phase will be on the redevelopment of the main clubhouse and the addition of covered tennis courts, an indoor air-conditioned basketball court, a fitness gym, a social hall, and a chapel.

For the Susana Heights project, the company earlier said it is looking to sell at entry level of P100 million for residential lots that will be at least 700 to 750 square meters.

The SM Group unveiled the Signature Series in July 2025, with a range of residential products — entry-level premium at P15 million designed for property upgraders, young executives, and starter families; upscale at P25 million for established professionals and affluent families; and luxury and ultra-luxury at P65 million and above for high-net-worth individuals and legacy families.

Aside from the Susana Heights development, Jugo said the company is already forging a strategic partnership with another firm for a vertical development in Makati City. It is also looking to develop properties in Batangas, Cavite, Cebu, Manila, Parañaque, Pasig, Tagaytay, Taguig. —VAL, GMA News
