PH property market to remain bullish in 2025, says realtor
Prospects for the Philippines’ real estate market remain upbeat this year amid strong demand and upcoming new developments across key cities in the country, according to realtor and Filipino Homes founder Anthony Leuterio.
“The primary market within key cities, especially Cebu, Metro Manila, and Davao, remains tight, with new developments selling out quickly and keeping upward pressure on property prices,” Leuterio said.
The realtor’s bullish outlook for the local property sector is amidst a backdrop of oversupply of condominium units hounding Metro Manila following the exit of Philippine Offshore Gaming Operators (POGO).
Leuterio said that Palawan and Bacolod are also experiencing significant growth in property development.
He said key factors that are shaping the market are the sustained overseas Filipino workers’ remittances, which continue to fuel real estate investments, particularly in urban centers and tourist destinations.
Major projects like the Bus Rapid Transit (BRT) system in Cebu and road network improvements nationwide are enhancing connectivity and increasing demand for residential properties, according to the realtor.
Leuterio also said that there is also a growing interest in sustainable and affordable housing.
He urged developers to prioritize sustainable and affordable housing options to address the rising demand from local and international buyers.
The realtor cited the rise of mixed-use developments as homebuyers are increasingly looking for integrated communities that combine residential, commercial, and lifestyle amenities.
“Despite challenges such as high interest rates and inflationary pressures, the real estate sector is expected to remain resilient, supported by strong end-user demand and infrastructure-driven growth,” Leuterio said.
Meanwhile, Leuterio’s Cebu-based Filipino Homes is organizing the Asian Real Estate Summit (ARES) 2025, which will take place on July 1 to 2, 2025, in Bangkok, Thailand.
Leuterio said he is expecting participation to grow, with more than 30 top developers and 1,000 real estate professionals anticipated to attend.
“The summit will be an avenue to foster connections among real estate stakeholders, allowing CEOs and top executives to share their best practices and insights,” he said.
