DHSUD issues socialized housing permits to developers in first 10 working days of 2026
The Department of Human Settlements and Urban Development (DHSUD) over the weekend said it has released all pending certificates of registration and licenses to sell (CR/LS) of socialized housing projects in the first 10 working days of 2026.
This was after the DHSUD’s regional offices and the Housing and Real Estate Development Regulation Bureau (HREDRB) swiftly acted on 129 pending applications for CR/LS filed last year.
In a statement, the agency said applications with complete requirements were immediately released in the first 10 working days of the year as earlier promised by DHSUD Secretary Jose Ramon Aliling.
DHSUD Supervising Senior Undersecretary Sharon Faith Paquiz said other applications for CR/LS with incomplete requirements were returned to concerned developers for the completion of documents.
Other applications were terminated due to the developer’s failure to submit other required documents within a given period.
“In order to achieve this output, Secretary Aliling issued a policy streamlining the process for the developer, applicant, Regional Offices, and the Bureau (HREDRB),” Paquiz said.
The released CR/LS covered various socialized, economic, and open market housing projects throughout the country.
“Ito po ay alinsunod sa direktiba ni Pangulong Ferdinand R. Marcos Jr. para sa mabilis at malinis na pagse-serbisyo sa ating mga kababayan. Asahan po ninyo na patuloy na magsisikap ang DHSUD upang mas mapabuti at mas mapabilis pa ang ating mga proseso para sa kapakinabangan ng ating mga stakeholders,” Aliling said.
(This is line with the directive of President Ferdinand Marcos Jr. for speedy and clean services for our countrymen. You can be assured that the DHSUD will strive hard to improve and expedite our processes for the benefit of all our stakeholders.)
Earlier this month, the DHSUD ordered the release of licenses and registrations of socialized housing projects under the Expanded Pambansang Pabahay para sa Pilipino (4PH) Program with complete requirements within the first 10 working days of 2026.
The DHSUD assured that new CR/LS applications for 2026 will be acted upon without delay.
The issuance of the said permits to private developers of socialized housing projects is expected to boost the construction of socialized housing units and offer more options to Filipino families wishing to have a decent home of their own.
In December last year, the DHSUD and Department of Economy, Planning and Development (DEPDev) adjusted the price ceiling for socialized housing to P950,000 for house and lot packages or horizontal development, and P1.8 million for condominium-type or vertical housing.
Later that month, the Bureau of Internal Revenue (BIR) simplified and streamlined the application for tax exemption for socialized housing projects.
“Lahat po ito ay patunay sa sinserong hangarin ng ating Pangulong Marcos Jr. na mas maraming pamilyang Pilipino ang matulungang magkaroon ng sariling tahanan na disente, ligtas at abot-kaya para sa mas may dignidad na pamumuhay,” Aliling said.
